Carpet Cleaning Cost Calculator
Estimate a carpet clean from area and price per square foot against a minimum charge, plus stairs and pet-treatment add-ons.
Calculator
Cleaning 600 sq ft at $0.35/sq ft is $210.00, but a $99.00 minimum applies, so the base is $210.00; with $25.00 of add-ons the total is about $235.00. Most cleaners bill a minimum plus per-room or per-sq-ft. A planning estimate, not a bid.
Carpet cleaning is priced oddly compared with the rest of a floor budget: there is almost always a minimum charge, and the by-the-square-foot rate only takes over once the room is big enough to beat it. This calculator models exactly that — it charges the greater of your minimum or the area × rate, then adds extras such as stairs or a pet-odor treatment — so a small room does not look deceptively cheap.
It is a planning estimate from the numbers you enter, so it works for any cleaner’s pricing, whether they quote per square foot, per room (convert to a rate) or as a flat minimum. Cleaning refreshes an existing carpet; if it is past saving, the carpet installation cost calculator prices a replacement.
Formula
You pay the greater of the minimum or the area rate, plus any add-ons:
base = max(minimum, area × $/sq ft); total = base + add-ons
- By area = carpet area × your price per square foot.
- Minimum charge = the floor price for a service call.
- Base = whichever of the two is larger.
- Add-ons = stairs, pet-odor treatment, heavy soiling, protectant.
Worked example
Cleaning 600 sq ft at $0.35/sq ft with a $99 minimum and $25 of stairs:
- By area: 600 × $0.35 = $210
- Minimum charge: $99
- Base: max($99, $210) = $210
- Add-ons: $25
- Total: $210 + $25 = $235
The calculator returns about $235, matching the numeric self-check.
How carpet cleaning is really priced
Almost every carpet cleaner works to a minimum — the price that covers loading the truck, driving out and setting up, regardless of how small the job is. Below a certain area the minimum is what you pay; above it, the per-square-foot (or per-room) rate takes over. Modeling the greater of the two is the honest way to estimate a small apartment versus a whole house, and it is why a single bedroom often costs nearly the same as two.
Method changes the rate. Hot-water extraction (“steam cleaning”) is the deep-clean most manufacturers recommend and prices at the higher end; low-moisture encapsulation and bonnet cleaning are quicker and cheaper but lighter. The add-on line is where the real variation lives: stairs are priced per step because each is hand-done; pet urine needs enzyme treatment and sometimes pad replacement; heavy soiling, traffic-lane restoration and a stain protectant are all extra. Put those in the add-ons field so the estimate matches the quote.
Watch for the low-ball advertised price that covers only a couple of rooms and balloons with “required” treatments on arrival — a transparent per-square-foot rate plus named add-ons is easier to compare. This is a planning estimate from your numbers; a written quote from an insured cleaner who has seen the carpet gives the firm price. For a carpet past cleaning, price a replacement with the carpet installation cost calculator.
Frequently asked questions
How much does carpet cleaning cost?
At the default example — 600 sq ft at $0.35/sq ft against a $99 minimum, plus $25 of stairs — about $235. Small rooms are governed by the minimum charge; larger areas by the per-square-foot rate.
Why is there a minimum charge?
It covers the cleaner’s travel, setup and time regardless of job size, so a small room does not cost less than it takes to show up. The calculator charges the greater of the minimum or the area rate to reflect that.
How are stairs priced?
Usually per step, because each stair is cleaned by hand and takes far longer per square foot than open floor. Put the stair charge and any pet treatment in the add-ons line.
What does pet treatment add?
Pet urine needs an enzyme or oxidizing treatment, and heavy cases can require lifting the carpet to treat or replace the pad — well beyond a normal clean. Budget it as an add-on, and expect a separate assessment for severe odor.
Should I clean or replace the carpet?
Cleaning refreshes a carpet with life left in it for a fraction of replacement. If it is matted, delaminated or stained beyond recovery, price a new floor with the carpet installation cost calculator instead.
